Ontario’s population is on track to grow by 13% by 2035. Yet housing supply is on track to meet only half the demand, widening a gap that already exists.
For 34% of renters, rent eats half their income. A housing shortage fuels this vicious cycle, demand is high, housing starts are low, and costs keep rising.
Housing emits 18% of Canada’s CO2. Outdated HVAC systems cause higher electricity, gas & oil use. These homes aren’t net-zero, costing you higher utility bills.
Apartment living and shrinking spaces create isolation. Losing the sense of community affects your mental health and quality of life.
Just like our homes, our project stands on four strong pillars - each one supporting growth, stability, innovation, and community, forming the foundation for everything we’re building together.
Community isn’t a luxury. It’s a need. We thrive on it, yet modern living leaves us isolated, raising depression risk by 50%. Clapperton changes that. We saw the rising need for third spaces. So we built more than housing, Clapperton Village offers thoughtful amenities designed to bring people together for shared experiences every day.
With rising costs of everything, visiting a third space regularly has become a rarity. That’s why Clapperton ensures our amenities can be both wellness centres and your new favourite community spots! Each space is designed with accessibility at its core. Whether you’re a single parent, a senior citizen or have special needs, our amenities are 100% accessible to you.
Amenities list -Clapperton Village is built to last over 100 years. We use solutions such as advanced insulation that stabilize indoor temperatures throughout the year. Our builds incorporate prefab construction, energy-efficient systems, and high-end technology, reducing utility bills by up to 30% compared to the average build.
Canada’s population growth is outpacing the number of homes being built - leaving families, immigrants, and seniors to settle for whatever they find. At the core, we are a premium rental built with lasting materials, modern technology and thoughtful design. But we have also introduced a select number of affordable units. It’s our way of ensuring inclusivity. Coming to Barrie, Spring 2026.
With $43M+ investments in infrastructure and 100k+ new jobs expected, Barrie is a rising city in Ontario. And Clapperton Village is part of the energy and lifestyle that defines Barrie.
Clapperton Village takes its name from Clapperton Street, honouring Canadian hero Hugh Clapperton (1788–1827).
As a Scottish naval officer and explorer, his courage and curiosity opened windows into West and Central African cultures. He brought spices and materials from Africa to Barrie, later transported to Toronto.
His spirit of discovery, resilience, and connection continues to inspire the community that carries his name. Clapperton Village is more than housing. It is a modern community where people create something greater than themselves.
